What They Were Facing
Summit Brokerage TX was the exclusive sales agent for a 96-unit townhome development in Houston's Energy Corridor. Pre-construction sales are notoriously difficult — buyers are being asked to commit $300K–$500K for something that exists only on paper. Summit's sales materials consisted of 2D architectural blueprints, a few exterior renderings, and a static site map. Buyers — especially first-time homebuyers and investors who weren't experienced with reading blueprints — struggled to understand room flow, scale, and spatial relationships. The pre-sales rate was running 22% below the developer's targets, putting the project's financing timeline at risk.

We converted all 12 unique floor plans into immersive 3D dollhouse-style renderings using the FurnishOS Floor Plan to 3D pipeline. Each plan was rendered from multiple angles — aerial dollhouse view, room-level walkthroughs, and exploded views showing individual floor levels. We added accurate dimensions, material textures (hardwood, tile, countertop finishes), and furniture placement to give buyers a realistic sense of scale. We also created customization overlays showing upgrade packages (premium kitchen, spa bathroom, home office conversion) so buyers could visualize the options before selecting. All renders were branded with Summit's identity and formatted for both digital presentations and large-format print displays in the sales center.
Measurable Impact
The impact on pre-sales was immediate and measurable. In the first month after deploying the 3D floor plans, the pre-sales conversion rate increased by 28% — from 12% to 15.4% of walk-ins converting to deposits. Over the following quarter, 64 of the 96 units were pre-sold, putting the project 8 weeks ahead of the developer's financing schedule.
